A Campus with open spaces to socialize, a place for people that enhances the historical heritage. An eco-sustainable and innovative smart building, characterized by high standards in terms of energy efficiency, materials and quality of the interiors. These are the characteristics of the project for the new headquarters of the Bracco Group which, on the occasion of the 95th anniversary, announced the return to Lambrate.
The entrance to the Campus is in via Folli 50, the historic entrance to the Bracco production site. Through a system of pedestrian paths designed as a ‘connective tissue’, you enter the buildings, whose transparent windows create permeable and continuous spaces.
The project, starting from the conservation of existing structures and a total renovation of the architecture and systems, led to a state-of-the-art office complex, of international standard, equipped with the best construction technologies, oriented towards sustainability and energy saving. A Headquarters with both a renewed functional and representative value and image, which adds a fundamental piece to the mosaic of urban redevelopment interventions underway in the Lambrate area that will give a new face to an area of the city in great transformation.
Work began in January 2021 on an intervention lot of approx. 9,600 square meters, of which 3,500 are covered, for approx. 11,000 square meters of offices, and 6,100 uncovered areas for green areas, walkways and parking lots.
The set of planned interventions has as its objective the creation of a modern Campus, the Bracco Campus, a complex of buildings dedicated to management activities supported by collective services located in separate buildings, but connected by protected paths immersed in greenery that are articulated in the basement and ground floor, creating a continuous and unitary set of paths, through a redesign of existing buildings and a calibrated use of materials that takes into account the historical values of the site and the momentum towards the future that the new headquarters of a multinational company.
The architecture of the new office buildings takes up the stone of the original management building, the strain of Grè, combining it with full-height glass facades, large openings and cuts in a continuous dialectic between solids and voids, matter and transparency. It is a rigorous and calibrated architecture thanks to the use of few materials, stone, glass, steel and dark gray sheet metal, distributed with compositional rigor and regular alternations.
The collective services are concentrated in the two farmhouses to the east, recovered in their functional aesthetic characteristics, able to create, thanks to their planimetric arrangement, an internal courtyard partially covered by a steel and glass canopy that forms the backbone of the new Campus.
Within the framework of a complete adherence to the ESG criteria and to the objectives of sustainability and efficiency that are today essential, the project will be certified LEED Gold thanks to construction and plant solutions strongly oriented to low environmental impact and to the containment of energy consumption: from the use of materials with a high percentage of recycled materials, to plant solutions based on renewable sources, geothermal and solar energy, to a responsible use of water resources, capable of guaranteeing high internal comfort for people with a low impact on the environment. The set of solutions for green spaces, photovoltaics, the adoption of a free cooling system with ground water for air conditioning, will allow us to pursue important objectives in the direction of reducing the carbon footprint of the building (‘Net Zero Operational carbon emisson’).
